Project Overview

The regeneration of Riverside Place in Ayr marks the next chapter in South Ayrshire Council’s commitment to providing high-quality, energy-efficient, and affordable homes for the community.

Located on the former tower block site, the new development delivers 75 modern flats, including 40 one-bedroom, 30 two-bedroom, and 5 wheelchair-adapted homes. Completed in January 2026, the site marks a significant step in the transformation of this key riverside area.

Designed to replace outdated high-rise accommodation, the project brings forward safe, accessible, and sustainable homes that will support former residents wishing to return, as well as meet wider local housing needs.

Our Contribution

CR Smith was appointed to supply and install the full package of high-performance windows for the Riverside Place development. As a multi-storey flatted scheme, the project presented several technical and regulatory challenges which required close collaboration with the design team and main contractor, Ashleigh (Scotland) Ltd.

Early engagement was critical in resolving design and compliance issues relating to transom heights and building regulations for flatted accommodation. Our technical specialists worked directly with the design team to develop compliant solutions that balanced safety, functionality, and appearance.

Certain elevations also required specialist acoustic glazing to mitigate external noise levels, while other areas incorporated externally glazed products due to restricted access behind bulkheads. This approach ensured that any potential maintenance or replacement work could be carried out efficiently in the future – an important consideration given the building’s layout and location.

Our installation programme was carefully sequenced to align with other trades on site, allowing the flatted blocks to be progressively wrapped from ground floor upwards. This coordinated scheduling helped maintain momentum across the build programme while ensuring high-quality fitting and airtight performance throughout.
